Up-and-coming Hayes is in Hillingdon, London’s most westerly borough and also its greenest, boasting 67 award-winning Green Flag parks and other open spaces.
The amount of outdoor space was one of the factors that has led to it also being crowned the capital’s most family-friendly borough by estate agency Portico, which analysed Rightmove data using criteria such as property prices, schools, private gardens, parking and crime rates.

Although Crossrail has generated significant investment and regeneration, house prices are still relatively low for London: one-bed flats start from about £200,000, two-beds from about £275,000 and three-bed houses from £450,000.
‘Half our buyers are families already living in the area, and the rest are from outside and were looking in more affluent areas like Ealing,’ says Jed Moxon of Barnard Marcus. ‘In Hayes they can afford a three-bedroom house rather than a two-bedroom flat, and the commute’s just as easy.’
