A Boulder variation of the Modern Farmhouse style sells for $10M in November.
Last month, Nigel and Maria Willerton, the president and COO of a well-known global manufacturer of zero and low-calorie sweeteners, made headlines when they purchased a luxurious four-bedroom home for a whopping $10 million. Located at 916 Juniper Ave. in beautiful Boulder, the property was previously owned by Kyle John and Lacey Jo Musick, who had purchased it in June of 2022 for $8.5 million. The Musicks, in turn, used their profits to purchase their own stunning property at 4480 S. Holly St. in Cherry Hills Village for $6.8 million in May.

The Musicks' Boulder home, which was built in 2012 by TreeLine Homes and designed by Surround Architecture, boasts 5,500 square feet of living space and features four bedrooms and seven bathrooms. Its outdoor area is an oasis, complete with a covered patio, a fireplace, a built-in Viking gas grill, and a saltwater pool with an integrated hot tub. And if that's not enough, there's even an en suite pool house that could easily be converted into an additional bedroom.

The Musicks' listing agent, Paige Soltas with Milehimodern-Boulder, helped them find a suitable buyer for their beloved home. On the other side of the deal was Amanda Lovato with Lovato Properties, who represented the Willertons in their purchase. It's worth noting that Willerton's impressive title of president and COO of Whole Earth Brands, a company that specializes in low-calorie sweeteners, was only recently bestowed upon him in April of 2023.

Looking at the data compiled by REcolorado, it's clear that the Willertons' purchase was not the only noteworthy sale to happen in November. In fact, there were four other properties that sold for even higher prices. The second most expensive sale was the property at 4949 S. Franklin St. in Cherry Hills Village, which went for a cool $9 million. Interestingly enough, this was the second time this year that the property changed hands.

The listing agent for the property was Josh Behr with LIV Sotheby's International Realty, while the buyer's agent was Jeff Hendley with Compass-Denver. The stunning property, which boasts six bedrooms and nine bathrooms, was sold on November 14th to 4949 South Franklin LLC for its list price of $9 million. However, this was not the first time the new construction mansion was purchased this year. In April, RSI GST Trust bought it for $8.5 million, and after some renovations, it was listed for $9.3 million in October.

The LLC's principal mailing address is in San Francisco, at the same address as the Jordan Park Group, a financial investment company. The LLC's registered agent is Bridget Sullivan with the Denver law firm Sherman & Howard. The property sits on a private 1.19-acre lot and features an open floor plan with vaulted ceilings and floor-to-ceiling windows.

The property at 74 Cherry Hills Farm Drive in Cherry Hills Village was also sold in November for a staggering $7.1 million. The property, which was fully remodeled before being sold, was listed by Michael McCabe with Compass-Denver and was purchased by Brian J. Gustavson, founder of 1060 Capital Management in Denver. The property's previous owner, WTD LTD, bought it in April for $3.3 million and after some renovations, McCabe listed it for its list price of $6.99 million in October. It went under contract just five days later.

Next on the list is the property at 355 N. High St. in Denver, which sold for $6.5 million. The listing agent for the property was Peter Blank and Amy Shonstrom with Milehimodern, while the buyer's agents were Rebecca Cooper and Michael Watters, also with Milehimodern. The property was purchased by Ralley House LLC, a Colorado corporation formed in August of 2016. The historic home, which boasts four bedrooms and five bathrooms, was previously owned by Thomas Jordan and Diane Woodworth-Jordan, who bought it for $3 million in 2011.

Last but certainly not least, the property at 2300 Willow Creek Drive in Boulder sold for $6.3 million in November. The listing agent was Joel Ripmaster with Slifer Smith & Frampton-Boulder, and the buyer's agent was not listed. The stunning 24-acre ranch was previously owned by Dick Tharp, the former University of Colorado Athletic Director. Tharp purchased the property for $509,000 in 1990 and hired architect Ken Taniguchi to design the 6,793-square-foot, five-bedroom home that was constructed in 2005.

The property also includes a 4,000-square-foot gymnasium, a fully equipped barn, and fenced and irrigated pastures. It's located just 15 minutes from the CU campus and downtown Boulder and offers breathtaking views of Indian Peaks and the Flatirons. Tharp initially listed the ranch for $7.5 million in July of 2023. After leaving the university, Tharp became an owner of ACS Athletics, a company that developed college athletic administration and compliance software. In 2016, ACS Athletics merged with Front Rush, a company that developed recruiting software for college coaches.
